6 tips for planning a smooth bathroom renovation in a strata building

It’s finally time for a bathroom renovation! No doubt there’s lots of excitement and creative ideas filling your head. However there are always some practical concerns and questions about where to start or what to do next, too. That’s what we want to address this month. We’ll take you through some tips that will help smooth the journey from the initial idea through completion of your new bathroom.

Tip 1: 

BC’s Strata Property Act, (current to March 2023) is a list of regulations governing strata, including bathroom renovations. Your strata will have it’s own by-laws as well. It’s worth noting not all strata by-laws are equal. Some are more strict, some are more lenient. So you’ll need to familiarize yourself with the ones in your strata complex to know the limits and restrictions. Speak to the strata manager or property management company as a good place to start.

Tip 2:

You will have to notify your strata of your desire to renovate your home and obtain permission to make the changes. The approval process may require specific information, such as dates and times as well as the extent of required changes. Find out what your strata requirements are to submit a request to renovate. This ensures they have all the information necessary to make a decision. Be flexible in your bathroom renovation plans in case they come up against strata limitations. You’ll be more likely to find a compromise that makes you happy and abides by the rules.

Tip 3:

It’s important to hire a professional contractor who is insured, licensed and up-to-date on BC’s Strata Property Act. Let them know of any strata requirements (allowed working hours, for instance)relevant to your strata.

Tip 4:

Let your neighbours know of your plans to renovate so they will be prepared for any noise, extra vehicles, and/or other disruptions they might experience..

Tip 5:

The contractor may task you with preparing the area in some way. This may require turning off utilities such as water and electricity before they start. You will need to remove personal belongings and fixtures. You’ll also want to protect the rest of your home from dust and debris before the work gets underway.

Tip 6: Take photos of the work from start to finish to document the process. These pictures will come in handy if problems or disputes arise.
